Thought Leader Interview: Zarah Evans, Co-owner & Managing Partner of Exclusive Links Real Estate Brokers

Tell us about yourself and your background. How did you start out in real estate?

I’ve had the privilege of living and working across Asia, Australia, Papua New Guinea, and the UK. My career began in sales and marketing with Qantas Airways, which gave me a solid foundation in customer service and leadership. In 1997, I relocated to Dubai and joined a real estate and relocation firm, quickly rising to General Manager. That experience sparked my passion for real estate and laid the groundwork for my full-time transition into the industry.

How did your journey to your current role at Exclusive Links Real Estate unfold?

In 2007, I became a partner at Links Gulf Real Estate, navigating the company through market highs and challenges. After merging with Exclusive Real Estate in 2011, I continued as Managing Partner, and with my business partner Louise Heatley, we built Exclusive Links into one of Dubai’s most trusted real estate firms, thriving in both booming and difficult markets.

What has been your biggest career success?

Surviving the 2008 downturn and emerging as a market leader is a major career success. Winning Property Finder’s Female Entrepreneur of the Year in 2018 and the Women in Leadership Award in 2023 were also highlights. Balancing business with raising two successful, well-rounded children is something I am most proud of.

You are the Winner of the Women in Leadership Award by Property Finder in 2023, what do you believe makes a great leader?

A great leader is adaptable, resilient, and inspires others. Leadership is about being supportive while encouraging innovation and confidence in your team. I believe in leading by example, especially during uncertain times.

What are the current Real Estate trends in Dubai?

Off-plan developments are peaking, and there’s a growing demand for luxury and eco-friendly projects. Many buyers are now looking for sustainable living options. I’m also often asked to comment on female empowerment in the industry and how property investment can be a path to independence.

Has Covid impacted the real estate market long-term?

COVID increased demand for homes with workspaces and outdoor areas. It also taught us smarter ways to operate, like integrating virtual viewings and streamlining processes. These changes have helped us stay connected with clients and continue growing.

What are the benefits of the current government initiatives for buying property in Dubai?

Government initiatives, such as long-term visas for property investors, have boosted confidence. Dubai’s favourable tax environment and transparent regulations make it a highly attractive investment destination.

Why should expats invest in real estate in Dubai instead of renting?

Property ownership offers long-term financial benefits and provides a return on investment that renting can’t match. In some communities, it’s actually cheaper to buy and pay a mortgage than to rent, making it a smart option for expats.

Is real estate in Dubai a good investment for second homeowners/holiday homes?

Yes, Dubai is a global hub with strong rental income potential, especially with short-term vacation rentals on the rise. This demand is why we launched Exclusive Links Vacation Homes in 2022, offering services for second homeowners to maximize their rental income.

What are your top three favourite areas for purchasing property in Dubai?

Palm Jumeirah for luxury living, Jumeirah Village Circle for affordable family homes, and Downtown Dubai for high-end urban living and strong rental yields. Dubai Marina is also a favorite, where we have a shop on Marina Walk.

What does a day in your life look like?

Now living in Scotland full-time, I support Exclusive Links from behind the scenes, maintaining close involvement via Zoom meetings and remote leadership. I’ve found a better balance between work and personal life while managing holiday cottages in Perthshire.

What are your goals for the next 5 years?

I plan to continue supporting Exclusive Links’ growth by driving brand awareness and marketing. I aim to introduce more webinars and expand our podcast series to further engage with our audience and remain a respected market leader.
